The "Planned Community"

Sunset Heights is a planned community rather than a typical subdivision.  A "planned community" incorporates a specific type of zoning/land use, and additional effort is put into site planning.  The development has features typically not found in a standard subdivision, such as open/green space, shared amenities such as a park/playground area, community garden, recreational areas, boat parking, and more.

While homeowners will be a part of a homeowners association, this is not a condominium development, though similar. Homeowners will pay an association fee, and this covers water/sewer, garbage, snow removal, landscaping, and road maintenance.  Homeowners will also own a 1/12 fraction of the common interest lands that are a part of the planned community, totaling 3.2 acres.  Additionally, homeowners will also own a parcel of land (approximately 2,500 SF)
 upon which their house is built.
